Home Sellers Regrets

Uncategorized

Even homeowners who have successfully sold their home wish they’d done certain things differently.

Check out this list of home sellers biggest regrets and take note when the time arises for you to put your own place on the market.

Not fully preparing the place

Serious about selling your home? Make some cosmetic changes before putting your home on the market. You should spend time prepping your house for sale – purging, staging, or doing small projects. Also, make sure to plan ahead about what needs to get done. If you drag it out, it can cost precious time and money.

Making the property too perfect

On the other hand, don’t go too overboard either. Putting extra energy into leaving the property in pristine condition isn’t always best. Sometimes all of your efforts can just be a waste.

Staying in contact after the sale

Always do your best to keep things just business. There could be a chance you could get an overly-friendly buyer who won’t leave you alone. One home seller explained this story – “Since we moved across the street, we made ourselves available to the buyers for questions. The new homeowner called us for at least a year on a regular basis whenever she couldn’t figure out how something worked. We eventually got tired of her phone calls and stalled on our response time until she finally stopped reaching out.”

Trying to sell without an agent

Selling your home without an agent can be a difficult task. The approach to sell a home by owner may not be accepted by the buyer’s Realtor. You can miss out on a lot of sales if you don’t sell your home with an agent.

Caving to a buyer’s whims

It doesn’t pay to bend over backward or sideways for a demanding buyer. Many times you will get a buyer that is very difficult. If you stay firm, the sale can continue in a positive way if the Realtors can work something out.

Skipping the staging

Professionally staged properties spend 73% less time on the market. If you are looking for a way to save on expenses, don’t skip out on this one.

Jumping at the first offer

Sometimes home sellers act on their hearts rather than their heads. Being anxious to move, accepting the first offer can happen. Don’t take the quick and easy offer all the time, because you may want to know what else is out there.

Picking a buyer based only on money

Follow your instincts when it comes to choosing a buyer. One home seller explained this story – “Our goal was to sell that house to a family who’d maintain it well, since it was big and in a beautiful neighborhood. It was a seller’s market when we listed the house, and we had multiple offers, so I should of held out when my gut said that these buyers won’t love the house like we do. But I didn’t and now when we drive by the old house, I cringe every single time.”
